DetailsCrabtree Barn is an “upside down” layout to make the most of the wonderful far reaching views with the living area upstairs and the bedrooms downstairs. The open plan living area is 60 metre square in area and 8 metres high at the apex with the original barn joists visible. There is a cosy, wood burning Norwegian stove and all home comforts.
Downstairs are 2 en suite bedrooms. The front bedroom is available as either 3’ twin beds or a super-king 6’ bed. The other bedroom is a 5’ king-sized bed. Both bedrooms have plenty of storage space and hanging space for clothes. The superking bedroom is very spacious and has plenty of room for the full size wooden cot if needed.

Please note, you can only exit at Jn 23 travelling Eastwards towards Leeds.
If you are travelling Westbound towards Manchester, exit at Jn24 and follow sign for Oldham at the roundabout (first left) for 3 miles to Jn 23
Take A640 Oldham Road through Outlane village, continue for around 2.5 miles.
Just past the Jack O Mitre pub, on the right, take next right turn signposted “Scammonden Dam”. This is just before a red post box and is “Hey Lane”.
Continue down Hey Lane, road bears sharply to the left at Pinfold Lane, do not follow this. Instead turn right and go under the motorway bridge. THIS IS WHERE SAT NAV STOPS.
Continue down lane for ½ mile after bridge, at a fork in the lane, make sure you take the right fork (not up the farm track with no entry sign)
We are the first set of buildings on the right. Crabtree Barn is the end building. There are 2 parking spaces directly in front of the barn for your use.
Please knock on front door to the right of the barn doors, Crabtree House. Please ring if you get stuck!

The kitchen has electric hob, grill and oven plus separate microwave. There is a full size dishwasher and a spacious fridge freezer. Downstairs there are 2 bedrooms, one with kingsize bed (en suite with shower bath and grohe shower over), and one twin bed / or 6ft super king bed (ensuite with spacious shower). Fluffy towels and egyptian cotton sheets are provided. Central heating (eco friendly pellet boiler) and your first basket of logs included. Plus washing machine / dryer in the basement (sole use). Child friendly with proper wooden cot, highchair, baby bath, safety plugs, changing mat and safety gate plus toys for the younger ones. Free Wifi (but please be aware we are in a country location and this is not super speed wifi!). Secure indoor bicycle storage. Shared garden and barbecue with owners. Parking for max 2 cars. Great country for walking, cycling, birdwatching (near to Marsden Moor RSPB reserve) or just relaxing! Wonderful far reaching views from the property, quiet and relaxing.
